Plaza Place Launch Marks New Chapter in Carseldine

The next generation of the De Luca family has introduced a new apartment-focused brand through a $65 million residential development in Carseldine.



Family Expansion into Apartments in Carseldine

Fingerprint Property, led by 25-year-old Ben De Luca, has been launched as the group’s new residential arm. He returned to Queensland in April after gaining experience with Melbourne-based Riverlee. The new brand forms part of the broader $250 million Carseldine Village project, which continues to progress under the De Luca family’s development and construction organisation established in 1994.

Fingerprint Property’s debut project, Plaza Place, reached $10 million in sales during its first week on the market. The development is being delivered by Deluca Corporation, which continues its long-running presence in South East Queensland.

Plaza Place Details and Features

Plaza Place is a $65 million apartment development designed by Architectus, offering 70 two-bedroom apartments ranging from 85 sqm to 100 sqm, with prices starting from $779,000. The design includes shaded balconies, natural ventilation, generous layouts and a rooftop communal area. A landscaped plaza forms the entry, linking the building with the surrounding precinct.

Sustainability features include water and energy efficiency initiatives, an EV-ready basement and a 6-Leaf EnviroDevelopment certification.

Setting Within Carseldine Village

The apartments sit beside The Village, a $45 million retail, health and lifestyle precinct within Carseldine Village. The centre includes an IGA, Jetts Fitness, TH7 Body Labs, Aquatic Achievers Swim School and a range of dining and allied health tenancies.

The wider neighbourhood includes sporting fields, courts, open lawns, playgrounds, walking paths and bushland connected to Cabbage Tree Creek. The Carseldine Markets continue to operate every Saturday, drawing regular attendance.

Design and Delivery Teams

Architectus has led the architectural and interior design of Plaza Place, creating a building shaped around its natural setting and subtropical climate. Urbis delivered the landscape design across the plaza and communal outdoor areas.

Deluca Corporation is overseeing construction and delivery. Economic Development Queensland shaped the Carseldine Village master plan, integrating housing, retail, sport and bushland within the precinct.

Plaza Place aims to provide residents with apartment living connected to services, open spaces and community amenities. Its location beside retail, recreation and nature areas supports a walkable and active lifestyle within the Carseldine Village environment.

Village Heart Retail and Apartments Progress in Carseldine

A major retail and residential development in Carseldine is progressing, with the Village Heart precinct now partially pre-leased and Stage 2 approved for construction.



Retail Hub Gains Momentum in Carseldine

The Village Heart project in Carseldine is advancing, with its first stage under construction and 75 per cent of retail space now pre-leased. The development, led by Deluca Corporation, is located on the site of the former QUT campus at 502 Beams Road.

Confirmed tenants for the retail centre include a supermarket, fitness centre, swim school, medical services, and liquor retail. These include IGA, Bottlemart, Jetts Fitness, Aquatic Achievers, Carseldine Medical Centre, and Dental on Beams. Once complete, the centre is expected to support 140 ongoing jobs.

Construction began in late 2024, with completion of Stage 1 scheduled for 2026. The centre has been designed with sustainability in mind, incorporating energy-efficient features such as LED lighting, passive solar orientation, landscaped communal areas, and is targeting a 5-Star Green Star rating.

Residential Stage Approved

Stage 2 of the project has received development approval, allowing for the construction of a new eight-storey apartment building on the corner of Beams Road and Plaza Parade. The building will include 70 two-bedroom apartments and ground-floor retail.

The project design by Architectus and Conrad Gargett includes larger balconies and a communal rooftop area. Recent changes to the plans have increased the number of build-to-sell apartments while reducing the share of affordable housing.

Background to the Carseldine Village

The Village Heart forms part of Economic Development Queensland’s 15-hectare Carseldine Village precinct. Planning for the broader community began in 2009.

The precinct is set to deliver 606 net-zero homes, an aged care facility, childcare services, bushland, playgrounds, and sporting fields. The former university buildings have been retained on-site.

Deluca Corporation was appointed to lead the project based on its track record in commercial and sustainable development.

Next Phase in Planning



A third stage, involving further residential construction, is anticipated to proceed in the coming year. Meanwhile, the retail hub remains on track for its expected opening in early 2026.
