<p><strong>A revised subdivision proposal for Beckett Road in Bridgeman Downs would create 43 residential lots across a 7.6-hectare site, with changes to vehicle access, internal roads, staging and retained environmental areas now central to the plan.</strong></p>

<h2 class="wp-block-heading"><strong>Beckett Road Layout Shifts Under Revised Plan</strong></h2>



<p>The proposal covers 409, 411, 415 and 427 Beckett Road and is listed under application <a href="https://developmenti.brisbane.qld.gov.au/DocumentSearch/GetAllDocument?applicationId=A007012501">A007012501</a>. It was submitted on 30 April 2026 and remains in progress.</p>



<p>The amended plan is described as a minor change to an approved subdivision, but it includes several notable layout changes. The proposal would increase the residential yield to 43 lots, introduce staged delivery and remove the previously approved direct vehicle access from Beckett Road.</p>



<p>Instead of direct Beckett Road vehicle access, the layout identifies a future road connection through the adjoining southern subdivision. A pedestrian connection to Beckett Road would be retained.</p>



<p>The internal road network would also be realigned. The proposal includes supporting infrastructure such as a pad mount transformer, stormwater basin, water quality works, bioretention treatment and tree pit treatment systems.</p>

<h2 class="wp-block-heading"><strong>Bridgeman Downs Subdivision Includes Covenant And Drainage Areas</strong></h2>



<p>The proposed residential lots range from 400 square metres to 764 square metres. The lot mix includes 31 lots between 400 square metres and 499 square metres, eight lots between 500 square metres and 764 square metres, and a retained dwelling lot of 3,707 square metres.</p>



<p>The plan also includes eight rear lots, a 1.29-hectare environmental covenant lot, a retained bushfire covenant area and drainage reserve land. Lot 901 is identified as an environmental and drainage reserve, while Lot 902 is identified as a 1,101-square-metre drainage reserve.</p>



<p>The proposal is planned in two stages. The first stage would reconfigure four lots into 28 residential lots, two balance lots, a park lot, a drainage easement and an access easement. The second stage would reconfigure two lots into 13 residential lots and a drainage lot.</p>

<h2 class="wp-block-heading"><strong>Wildlife, Bushland And Infrastructure Concerns Raised</strong></h2>



<p>Opposition submissions lodged in 2025 raised concerns about bushland removal, koalas, wildlife habitat and the capacity of local infrastructure to support additional homes.</p>



<p>One objection opposed the removal of land described as being used by koalas and other wildlife. It sought either a stop to the development or a delay until wildlife relocation could be addressed through an animal welfare process. Other objections raised concern about further clearing of bushland and the pressure of additional properties in the area.</p>



<p>Those concerns sit alongside the revised plan’s retained environmental, bushfire and drainage areas, making the balance between housing yield and site constraints a central part of the local discussion.</p>

<h2 class="wp-block-heading"><strong>Purser Street Traffic And Noise Issues Added To Debate</strong></h2>



<p>A separate objection lodged on 3 May 2026 focused on traffic, road access and noise impacts linked to the amended layout.</p>



<p>The objection referred to earlier traffic material that considered likely vehicle movements on the Purser Street extension. That material estimated that 76 lots across several nearby residential areas could generate up to 760 vehicle movements per day if all traffic used Purser Street.</p>



<p>The traffic material also stated that a 14-metre local street could accommodate up to 1,000 vehicle movements per day. However, the objection argued that the amended Beckett Road layout may have changed the assumptions behind that assessment, particularly because the earlier material referred to a left-in, left-out Beckett Road access.</p>



<p>The objection sought clarification on whether that access remained part of the plan and called for updated traffic assessment material if it had been removed or altered. It also raised concern that no formal noise assessment had addressed the effect of increased traffic on existing Purser Street residents.</p>

<p>The Beckett Road proposal remains under assessment, with no decision notice listed. Its next steps will determine whether the revised 43-lot layout proceeds as planned, changes further, or requires additional assessment of access, traffic, noise and site constraints.</p>

<p><strong>A creek restoration project at Wendon Way Park in Bridgeman Downs is bringing together habitat protection, waterway repair and community planting as the parkland moves through a scheduled rehabilitation period near the Aspley area.</strong></p>

<h2 class="wp-block-heading"><strong>Creek Restoration At Wendon Way Park</strong></h2>



<p>Wendon Way Park is home to a mix of native plants and wildlife, with the local creek forming an important part of the area’s natural environment. Over time, sections of the creek bank have worn down and weeds have grown through the waterway, prompting rehabilitation works designed to improve creek health and strengthen the surrounding habitat.</p>



<p>The Wendon Way rehabilitation project was planned for May to June 2026, depending on weather and site conditions. The works focus on stabilising creek banks, removing invasive weeds and planting more native vegetation along the waterway.</p>



<p>The aim is to support a cleaner and healthier creek environment while reducing erosion and improving habitat for native wildlife. The project also places a strong focus on protecting an important platypus area, with local wildlife including platypus and koalas linked to the habitat work.</p>

<h2 class="wp-block-heading"><strong>Community Planting Adds To The Rehabilitation Effort</strong></h2>



<p>The project included a community planting day at Wendon Way Park on 31 May 2026, giving residents a direct role in the creek restoration effort.</p>



<p>The day was held as a family-friendly event, with native planting supported by wildlife activities, children’s entertainment, community stalls, food and coffee. Nearly 2,000 native plants were prepared for the event, with the planting connected to efforts to restore vital platypus habitat.</p>



<p>Wendon Way Bushcare later confirmed the planting had taken place, thanking those who joined the weekend activity and gave their time to care for the local environment.</p>



<p>A platypus named Wendy, chosen by popular vote during the Sunday event, was reported by Wendon Way Bushcare to have been seen the following morning in its usual spot.</p>

<h2 class="wp-block-heading"><strong>Wendon Way Bushcare Continues Local Habitat Work</strong></h2>



<p>The planting day was one part of a wider rehabilitation effort at Wendon Way Park, rather than a standalone activity. The broader works remain focused on creek bank stability, weed removal, water quality and native habitat.</p>



<p>Before the works began, a neighbourhood information session was held on 12 April 2026. Rehabilitation works then began in May, with completion scheduled for June 2026.</p>



<p>Wendon Way Bushcare remains active in the park, with a monthly working bee scheduled for Sunday, 14 June, from 8 am near the playground at Wendon Way Park.</p>

We had the mushroom tapas, the house dumplings as our entrees and tapas. The we&#8217;re both delicious, and got us excited about the mains. The pork belly was generous and perfectly cooked, with the vegetables and potatoes bringing a perfect balance to the pork. The risotto was very tasty and was a lovely blend of flavours. We will definitely be coming back.</p>

<p><strong>A botched home invasion in Bridgeman Downs on Sunday afternoon led to an unusual 12-hour standoff, with a man perched in a tree while police worked through the night to bring him down safely.</strong></p>

<p>Queensland Police were called to a Stirling Street property around 3.30pm on 19 October following reports that two men had broken into the home. The 40-year-old male resident, who was home at the time, confronted the intruders and was allegedly threatened with a knife before the pair fled the scene in a white Toyota Corolla.</p>



<p>Police, assisted by the POLAIR helicopter, tracked one of the alleged offenders to a property in nearby Strathpine around 6.30pm. When officers arrived, the 30-year-old Strathpine man reportedly climbed a tree in the backyard in an attempt to avoid arrest.</p>



<p>What followed was an all-night operation involving police negotiators and the dog squad, who worked to coax the man down from his elevated hiding spot. He remained in the tree for approximately 12 hours before being taken into custody just before 7am on Monday morning.</p>



<p>The Strathpine man has been charged with robbery armed in company with personal violence, serious assault of a police officer, possessing dangerous drugs, and possession of drug utensils. He is scheduled to appear in Brisbane Magistrates Court on Tuesday, 21 October.</p>



<p>Police are continuing their search for the second man involved in the alleged home invasion and are urging anyone with information to come forward.</p>

<p>The investment will see the Queensland Blue Light Association Inc. begin its <a href="https://www.schools.vic.gov.au/blue-edge-educate-develop-grow-empower">‘Blue Edge’ programme</a> in Aspley, while ACCER Care PL will run its ‘YD Project’ in Bridgeman Downs. These are two of the first 11 community-based projects in the region to receive the new funding.</p>



<p>In Aspley, the eight-week ‘Blue Edge’ programme will support at-risk youth by combining physical training with life skills workshops and peer-led mentorship. Delivered twice a week, the initiative aims to enhance mental and physical wellbeing, build leadership, and foster respectful relationships between young people and police, culminating in a celebratory graduation event.</p>



<p>Meanwhile, the ‘YD Project’ in Bridgeman Downs is a 12-week early intervention initiative focused on empowering Indigenous youth aged 8 to 17. The programme uses individualised case management, mentoring, and cultural activities to foster positive life choices. For participants who require additional support, an optional extended 12-week phase is also available.</p>



<h2 class="wp-block-heading"><strong>The Fuel Behind the Initiative</strong></h2>



<p>This local support is made possible by the Queensland Government&#8217;s new ‘Kickstarter’ grant programme. The Aspley and Bridgeman Downs organisations received a share of the $2.7 million distributed in the first round of funding.</p>



<p>The Kickstarter programme was created to trial new ideas for preventing youth crime by empowering local groups to address challenges unique to their communities. To be successful, applicants had to show how their projects would reduce crime, help youths re-engage with education or training, and repair family relationships. Programmes that demonstrate a measurable positive impact may become eligible for ongoing funding in the future.</p>

<p>The grants are part of the government’s wider $115 million ‘Gold Standard Early Intervention’ strategy, a key pillar of its efforts to improve community safety. Overall, a total of $50 million will be committed to the Kickstarter programme across four years.</p>



<p>According to the Minister for Youth Justice and Victim Support, Laura Gerber, this investment is a critical step in preventing young people from entering a life of crime. The government’s view is that effective, community-led intervention offers youths a positive path forward while helping to restore safety in local neighbourhoods. The initiative follows a period where, according to the government, insufficient investment was made in such preventative measures.</p>

<p>With the first round of recipients announced, the government has now opened a second round of funding. Community organisations across Queensland are encouraged to apply for grants of up to $300,000 to develop their own innovative early intervention ideas.</p>



<p>Applications for the second round of the Kickstarter programme will close on 10 September 2025.</p>

<h2 class="wp-block-heading"><strong>A Mother’s Loss Driving Change</strong></h2>



<p>Sonya Treloar, a Bridgeman Downs real estate agent, lost her six-week-old son Blake, a tragedy that fuels her dedication to Hummingbird House. The hospice provides care for children with life-limiting conditions and support for their families. Treloar became involved after assisting founders Paul and Gabrielle Quilliam with property matters during the hospice’s creation.&nbsp;</p>

<p>She said her role was never about land but about offering hope to families in need. On 12 September, she will host the “<a href="https://www.facebook.com/events/1364086244652424?acontext=%7B%22event_action_history%22%3A[%7B%22surface%22%3A%22search%22%7D%2C%7B%22mechanism%22%3A%22surface%22%2C%22surface%22%3A%22groups_highlight_units%22%7D]%2C%22ref_notif_type%22%3Anull%7D">Pink and Pearls for a Purpose</a>” luncheon at Victoria Park Golf Club in Herston to raise funds for the hospice.</p>



<h2 class="wp-block-heading"><strong>How Hummingbird House Supports Families</strong></h2>



<p>Hummingbird House, located in Chermside and operated by Wesley Mission Queensland, is one of only three children’s hospices in Australia. It was established after the Quilliams recognised the absence of residential palliative care for children in Queensland.&nbsp;</p>

<p>The hospice offers short-term stays, respite care, end-of-life support, after-death services, and bereavement counselling. It also provides an environment where families can stay together, with meals, medical care and therapeutic activities available under one roof.</p>



<h2 class="wp-block-heading"><strong>The Pink and Pearls Luncheon</strong></h2>



<p>The fundraiser, hosted by Treloar, will invite guests to dress in pink and wear pearls for an afternoon in the Garden Marquee at Victoria Park Golf Club. Attendees will hear from speakers, share a meal and take part in raffles and auctions featuring jewellery, hotel stays and signed sports memorabilia.&nbsp;</p>

<p>Funds raised will directly contribute to meals, medical activities, overnight care, and even funeral services for families supported by Hummingbird House. Smaller donations will help cover family meals, while larger contributions will provide full nights of specialised care.</p>



<h2 class="wp-block-heading"><strong>Community at the Centre</strong></h2>



<p>Experts say purpose-built facilities for seriously ill children are rare in Queensland, which makes Hummingbird House essential for families facing extraordinary challenges.  Treloar said her focus is on building a network of support around those who need it most.&nbsp;</p>

<h2 class="wp-block-heading">Community Pushes Back On Housing Plans</h2>



<p>In 2023, a developer proposed dividing a 9613-square-metre site at 440 Beckett Road, Bridgeman Downs, into 14 residential lots. Each lot would range from 368 to 474 square metres. An ecological report identified the land as core koala habitat, with mature trees and native vegetation supporting local wildlife. </p>

<p>This home, located at 415 Beckett Road, isn’t alone. While not topping the list of Brisbane’s most vacant suburbs like South Brisbane or the CBD, Bridgeman Downs is part of a wider trend. Across Greater Brisbane, an estimated 6700 homes are sitting empty, and Bridgeman Downs’ spacious lots and development potential make it fertile ground for stalled subdivision plans, speculative ownership, or long-term vacancies.</p>



<p>The five-bedroom house in question has been the subject of multiple subdivision proposals, none of which have come to fruition. Neighbours have watched the property sit untouched for years, its potential never realised.</p>



<h2 class="wp-block-heading">Why are homes being left empty?</h2>

<p>The <a href="https://www.abs.gov.au/">Australian Bureau of Statistics </a>(ABS) highlighted a concerning trend across Brisbane’s more desirable postcodes. The bureau’s Personal Integrated Data Asset (PLIDA), combining electricity data with administrative records, found that 1.2 per cent of Brisbane homes were inactive as of mid-2021. That equates to roughly one in 100 homes.</p>



<p>In suburbs like Bridgeman Downs, known for larger properties, ageing homeowners, and increasing developer interest, homes are sometimes left empty due to estate disputes, lengthy planning approvals, or the high cost of development.</p>



<p>The COVID-19 pandemic also played a role. With projects paused and mobility limited, many homes that might have turned over remained in limbo. The ABS noted that the data is experimental and affected by the pandemic context, but the problem remains visible today.</p>



<h2 class="wp-block-heading">The broader picture: non-primary residences and land banking</h2>

<p>Across Brisbane, over 55,000 homes are classified as “non-primary residences.” These include holiday homes, short-term rentals, second homes, and properties held vacant while owners wait for favourable market conditions—a practice known as land banking.</p>



<p>In areas like Bridgeman Downs, the size and value of the land make it especially attractive to investors. Yet this speculation can come at a cost to housing availability.</p>



<h2 class="wp-block-heading">Policy inaction and past proposals</h2>



<p>In 2022, a proposed 5 per cent empty homes levy aimed to encourage owners to bring vacant properties into the rental market. The legislation failed to pass, but it sparked debate about how to address unused housing stock.</p>



<p>Meanwhile, Victoria has taken the lead, expanding its vacant residential land tax statewide. Properties unused for more than six months can now be taxed at 1 per cent of their value—unless exempt for reasons such as renovations or use as a genuine holiday home.</p>

<p>Queensland has yet to follow suit. The state has instead introduced measures like abolishing stamp duty for first home buyers on new builds and allowing them to rent out rooms, in an effort to free up more housing.</p>



<p>As Brisbane’s population grows and housing pressure intensifies, empty homes like this one in Bridgeman Downs are becoming harder to ignore. They represent not just private choices, but a public challenge, one that may demand a stronger policy response if Queensland hopes to make full use of the homes it already has.</p>

<p>A local conservation group, the North Brisbane Catchments, has lodged a notice of appeal in the Planning &amp; Environment Court, challenging the decision to subdivide a critical wildlife corridor into 14 lots.&nbsp;</p>

<p>The group stated in their appeal that the approval contradicts the community-developed <a href="https://www.brisbane.qld.gov.au/planning-and-building/planning-guidelines-and-tools/brisbane-city-plan-2014/amendments-to-city-plan-2014/adopted-city-plan-amendments/bridgeman-downs-neighbourhood-plan">Bridgeman Downs Neighbourhood Plan</a>, which was established and published well before the Development Application was submitted.</p>



<p>The site at 440 Beckett Road, near Dawn Road Reserve, is currently home to a variety of native wildlife, including koalas, birds, and platypus colonies. Environmental advocates argue that the land serves as an essential link in the Mountains to Mangroves corridor and should remain undeveloped.</p>



<p>Wildlife Queensland suggested that wildlife corridors should be at least 50 metres wide to effectively support local species, but the approved plan includes only a 20-metre-wide corridor. Some conservationists worry that the environmental covenants placed on two of the lots may not be enough to prevent future development.</p>

<p>BCC has stated that environmental factors were carefully considered in the planning process. A town planner’s report highlighted that measures had been taken to protect existing habitats while allowing for development in the growing suburb.</p>



<p>More than 40 formal objections were lodged against the subdivision, with residents and environmental groups expressing concerns over the impact on wildlife and Brisbane’s broader conservation efforts.</p>

<p><strong>Congratulations to Flynn Testa, a 20-year-old apprentice plumber from Bridgeman Downs, one of the lucky recipients of a Rheem Apprentice Plumber Grant</strong>.</p>

<p>Now in his second year as an apprentice, Flynn was practically born with a wrench in his hand. With his father running a successful plumbing, draining, and gasfitting business, and his mother working alongside him, plumbing runs deep in the Testa family.&nbsp;</p>



<p>“I was born and bred into the plumbing industry,” Flynn says. “It felt like the best fit for me.”</p>



<p>Growing up, Flynn attended Aspley State High School, where traditional classroom learning didn’t quite click for him. Instead, he found his passion in plumbing, a hands-on, problem-solving career. This led him to start a school-based apprenticeship in Year 12.</p>

<h2 class="wp-block-heading">Learning the Ropes</h2>



<p>Flynn&#8217;s typical day as an apprentice is anything but typical. In his early days, he focused on mastering the use of various tools and plumbing fittings and organizing the work vehicle. A year later, he’s now proficient in installing valves and components for hot water units, a specialty of his father&#8217;s company, which installs, services, and repairs solar heat pumps and electric gas hot water systems.</p>



<p>“Most of my day-to-day activities involve hot water, and I feel the most confident in this area,” Flynn explains.&nbsp;</p>



<p>His training is a mix of on-the-job experience and technical knowledge gained from TAFE, where he attends one day a week. He also benefits from one-on-one tutoring for the more theoretical aspects of the trade.</p>



<h2 class="wp-block-heading">Ambitions and Aspirations</h2>



<p>Flynn’s ambitions are as clear as the water flowing through the pipes he works on. He aims to excel in his apprenticeship and become a highly skilled tradesperson known for quality workmanship.</p>



<p>“I want to deliver quality workmanship and have a reputation for outstanding work that not only meets but surpasses expectations,” Flynn says.&nbsp;</p>



<p>He also hopes to inspire and educate future generations, particularly school leavers considering a career in plumbing.</p>



<h2 class="wp-block-heading">Advice to Aspiring Tradespeople</h2>



<p>Flynn has some sage advice for students in Years 10, 11, and 12 contemplating their future careers.</p>



<p>“Plumbing is a solid, rewarding, and fulfilling lifelong career,” he says. “If you love hands-on and practical work, get into it as soon as you can. In Year 10, you can do work experience to determine if it’s something you want to pursue in the future. You have nothing to lose and everything to gain.”</p>



<h2 class="wp-block-heading">The Rheem Apprentice Plumber Grant</h2>



<p><a href="https://www.rheem.com.au/rheem/help/offers-and-incentives/rheem-apprentice-plumber-grants">The Rheem Apprentice Plumber Grants</a> have doubled the number of grants this year, allowing 20 apprentices to share in $60,000. With over 1,000 applications submitted, the independent judging panel was impressed with the high calibre and diversity of the submissions. Each recipient receives $2,000 to assist with TAFE/RTO fees, textbooks, and an additional $1,000 tool voucher to help build their all-important trade toolbox, totalling $3,000.</p>
