Work Starts on Long-Awaited Beams Road Upgrade Project in Carseldine

After years of planning and preparation, construction has now commenced to upgrade the stretch of Beams Road between Lacey Road and Balacara Avenue in Carseldine.

Following early works undertaken in 2023, Doval Constructions has signed a contract with Brisbane City Council for the main construction phase which commenced in September 2023. The company was awarded the contract to deliver the Lacey Road to Balcara Avenue upgrade project.

Major construction works on the Beams Road upgrade will include upgrading the Dorville Road intersection with traffic signals, widening the road between Cowie Road and Balcara Avenue, building a new shared pedestrian and cycle path from Lacey Road to Balcara Avenue, and upgrading power and telecommunications services along the length of the project.

Federal funding for the Beams Rd upgrade was confirmed in August of this year.

About the Project

As a vital connection between various communities and a key commuter route to major roads like Gympie Road, Beams Rd currently handles around 19,000 vehicles per day. With major population growth expected in surrounding suburbs such as Carseldine, Fitzgibbon, Taigum and Zillmere, traffic levels are forecast to rise even further.

The Beams Road upgrade project between Lacey Rd and Handford Road aims to reduce congestion issues both currently and into the future as the area develops.

Jointly funded by the Australian Government committing $50 million as well as Brisbane City Council through the Better Roads for Brisbane Program, the upgrade works will help ensure Beams Rd can continue serving the transport needs of the region.

On Saturday, 14 Oct 2023, Carseldine Markets will pay homage to our furry friends with animal-focused market stalls, arts ‘n’ crafts, gourmet food (for pets and their paw-rents), workshops, demonstrations, and fun entertainment for everyone.

Carseldine Fast Food Outlet Proposes Drive-Through and Renovations

A development application has been submitted by Ampol to modify an existing fast food outlet at 1760 Gympie Road in Carseldine.

The proposed changes include consolidating four current food and retail tenancies into three larger spaces, adding a drive-through lane, and making minor updates to the building facade and parking lot.

The site is already home to a fast food outlet and under the new proposal, the four existing food, drink and shop spaces would be consolidated into a 298 sqm Fast Food Outlet 1 with outdoor dining, a 98.5 sqm Fast Food Outlet 2, and a 98.5 sqm Tenancy 3 for food, drink or retail use.

New signage, mesh screening and subtle changes to the upper exterior of the building are proposed. The total number of parking spaces would also be reduced by approximately 17 spots.

“Due to the nature of the Food & Drink Outlet being a drive-through, the parking demands associated with this use are expected to be lower. It is expected that a significant proportion of customers will use the drive through instead of parking on-site and walking into the tenancy,” planners noted regarding the reduction in number of parking spaces.

According to plans prepared by TFA Project Group on behalf of Ampol, the intent is to make minor modifications to allow for updated and expanded food and drink choices at the site. The addition of a drive-through lane aims to improve convenience and accessibility.

The proposed changes are relatively minor but would bring new dining and shopping options to the area. The application will need approval from Brisbane City Council before the Carseldine fast food outlet can be updated.

Carseldine Childcare Centre Aims for 5-Star Green Rating

A proposed childcare centre in Carseldine is aiming for a five-star green rating from the Green Building Council of Australia (GBCA) as part of the development’s commitment to sustainability, environmental stewardship, social responsibility, leadership, and innovation.



Getting a Green Star

A Green Star rating provides independent verification that a facility is sustainable. Green Star-certified buildings have been found to recycle 96 per cent of their construction waste, compared to less than 60 per cent for the average construction project.

As a facility with a potential five-star green rating, the Carseldine childcare centre is expected to cover specific aspects of a sustainable building design, construction or performance. It will undergo an independent assessment panel to ascertain that it meets the Green Star benchmarks of the GBCA.

The facility will be built within the Carseldine Urban Village, a project under Economic Development Queensland. ALTO Architects designed the single-storey childcare centre in Carseldine to accommodate 98 children.

The centre will have six activity rooms and four large outdoor play areas, including a covered outside space. The proposal also includes 22 car parking spaces, landscaping and a vehicle and pedestrian access to Plaza Place through Promenade Street.

Carseldine Childcare Developments Pty Ltd will manage the facility whilst Town Planning Alliance is in charge of the development, per PDA DEV2021/1238.

The childcare centre will be located east of a newly-established sports and recreation centre, dubbed The Green, and near the Rockpool residential precinct within the Carseldine Urban Village. 



Per EDQ, the proposal was properly submitted in early November 2021 and is still awaiting a decision.

Raise the Woof! Carseldine Markets to Host the Absolutely Pawsome Barktoberfest!

It’s time to raise the woof and let the dogs out as Carseldine Markets prepares to host an absolutely pawsome Barktoberfest! Whilst their paw-rents enjoy a traditional celebration of beers and drinks this October, fur-babies can have the time of their life on Dorville Road.



Barktoberfest 2021 will feature a flurry of exciting activities that will have tails wagging and families enjoying heaps of gourmet food, workshops and entertainment, competitions, arts and crafts, and hundreds of market stalls. 

Set for Saturday, 9th October, Barktoberfest will run from 6:00 a.m.to 12:00 p.m. with highlights like the Doggo Demos, Dog Fashion Parade, and the Splash Zone from Animal Welfare League Queensland (AWL).

The Splash Zone features a special pool designed for the doggos’ waterplay. The corner will also have a rehydration station for the thirsty pups. 

AWL will also set up an information corner where humans could ask about getting involved and supporting the animal charity.

Every year, the animal advocacy group helps find a home for more than 10,000 stray and homeless animals in Queensland and they’re getting behind Barktoberfest to raise awareness for their cause.

Also gracing this event is Winnie the Cattle Dog, a TikTok su-paw-star, with her furmum, April. They will be on stage for a Q & A session with furparents and fans about Winnie’s famous life on social media despite battling a congenital disease called fragmented medial coronoid process.

Meanwhile, registered guests may get a chance to win a doggo hamper from one of the sponsors, which will be drawn at 11:30 a.m. The winner must be on the site or answer the call to receive the prize.

First Slabs Completed at Carseldine Village Terrace Homes

Construction works on Carseldine Village, a 100% solar-powered residential and aged care development in north Brisbane, have begun.



Deputy Premier and Minister for State Development Steven Miles visited the construction site with the home buyers in the last week of May 2021, setting off some excitement for the project’s eventual completion.

“It’s exciting to see the first slabs completed as we build more innovative and affordable homes for Queenslanders,” the minister said. “This will support around 60 construction jobs for the first 53 terrace homes in Stage 1, with more stages and more jobs to come.” 

Future Carseldine Village homeowners Aldridge and Miranda Joseph said that they are delighted to see their house taking shape.

“It’s one thing to see the house and land on paper, but another to be able to see it being built,” Aldridge said. “Our daughter bought a home in Fitzgibbon Chase, a previous Economic Development Queensland project, so Carseldine Village sparked our interest.”

Carseldine Village is one of Queensland’s pioneering zero energy emission residential developments, which means that the homeowners will be able to save a lot on their power bills. It’s been estimated that residents could shave off $1,600 a year on their electricity.
